How it works

Three steps, and none of them cost you anything.

Nothing to sign just to see your offers, and nothing is final until you say so. You decide what happens next.

How cash offers actually work →
1

Tell us where the home is

Your address, a few details about the property, and the best way to reach you. It takes about a minute.

2

We go to every buyer

We request offers from national buyers, investment funds, and local investors, and pull an open-market estimate alongside them.

3

You compare and choose

Everything lands on one page and we go through the numbers together. When one looks right, that buyer needs photos of the home — send them yourself or I'll come take them.

How it works, in under a minute

There's no wrong answer here.

Some people take an offer. Some decide listing is the better move. Some look at the numbers and decide to stay put.

We're glad to help either way. We just think you should see what your options are worth before you decide anything.

Your situation

Every home comes with a story.

Pick the one closest to yours. What you tell us shapes which buyers we go to and what we ask them for.

Who the buyers are →

A fresh start, without the cleanout.

Most of these buyers purchase as-is, so the furniture, the garage, and the repairs stay where they are. Tell us where the estate or probate stands and we'll work around it.

See my options

Line up the sale with the move.

Share your preferred closing date and we'll compare it against what each buyer can actually do. Some programs let you buy the next home before this one closes.

See my options

You don't have to fix it first.

Repair needs, open permits, an aging roof, a canceled policy. Condition shows up in the offer instead of in a contractor bill, and we'll tell you which buyers care about which.

See my options

Turn the page on the rental.

Some buyers purchase tenant-occupied, lease and all. Tell us about the occupancy and term so we only bring you buyers who can actually work with it.

See my options

Start by knowing where you stand.

Tell us about the deadline you're working against. We'll be straight with you about whether a sale can realistically land in time, and what the alternatives look like if it can't.

See my options

Your situation doesn't have to fit a box.

Vacant home, out-of-state owner, divorce, or just curious what it's worth. Tell us what you're hoping to end up with and we'll tell you which paths get you there.

A good offer is more than a big number.

We handle both. We're compensated either way, so there's no pressure from our end in either direction.

A listing agreement you sign

Offer availability, timing, fees, and terms vary by property and by buyer. Initial offers are preliminary estimates and are not binding on you or on the buyer. A traditional listing is a separate agreement with its own terms, which we review with you before you sign anything.

Where we work

Two states. One phone number.

We request offers from national buyers, institutional funds, and local investors across Florida and Georgia. Which buyers respond to your home depends on where it is, the property type, and the condition — every buyer draws its own map.

Not sure whether your area is covered? Put in the address and we'll tell you straight away.

Is Hello Cash Offers legit? →
Is there a fee to see my offers?

No. There's no cost to request offers and nothing to sign to see them. If you sell to one of these buyers, our compensation comes from the buyer or through closing and is disclosed on the offer. If you decide to list instead, that's a separate agreement we go through with you first.

When does an estimate become an offer?

What you get back first are preliminary estimates, based on your address, public records, and market data. You don't have to pick just one — if two or three look worth pursuing, say so and we'll take them all forward. Before any of them becomes a real offer, that buyer needs to see the condition, which means photos of the home. You can take them yourself or I'll come out and do it. The final number can land above or below the preliminary estimate. Nothing binds you until you sign a purchase agreement.

Who are the buyers?

National home-buying companies, institutional single-family funds, and vetted local investors active in Florida and Georgia. Each one has its own criteria for area, property type, and condition, so the number of offers varies by home. Your comparison names every buyer that responded.

How fast can this move?

Faster than a financed sale, because there's no lender and no appraisal. The actual closing date depends on the buyer you choose, what the property review turns up, and title. Tell us the date you're aiming for and we'll compare it against what each buyer can commit to.

What if the numbers come in low?

Then you've learned something useful and it cost you nothing. We'll show you the open-market estimate beside them and talk honestly about which direction nets you more. Walking away from all of them is a perfectly normal outcome.

I already have an offer. Can you compare it?

Yes, and people do this often. Send it over and we'll line it up against the others on price, fees, closing terms, and estimated net. Sometimes the offer you have is the best one. You'll know either way.

What's a dual-close offer?

Some programs buy your home and resell it later, paying you an additional amount tied to that resale. Part of your money arrives later and depends on how the resale goes. We flag these so you can tell them apart from a single-close offer where you're paid once, at closing.

What happens to my information?

We don't sell it. We don't hand your name, phone, or email to a buyer until you tell us you want to move forward with that buyer. Before then, buyers price the property, not the person.
