Is Hello Cash Offers legit?
Fair question. Anyone can put up a website promising cash for your house. Here's exactly who we are, how we get paid, and what you can verify for yourself.
- Who operates it
- RCA Realty Group, a licensed real estate brokerage
- Licensed in
- Florida and Georgia
- License numbers
- FL CQ1068504 · GA 79269
- Main office in
- Pembroke Pines, Florida — not a national call center
- Phone
- 754-240-8266
Verify the Florida license through the Florida Department of Business and Professional Regulation and the Georgia license through the Georgia Real Estate Commission. We'd rather you check than take our word for it.
What we actually do
We go to those buyers on your behalf and bring back what each one would pay, then show you all of it side by side along with what the home would likely bring listed on the open market.
Every seller's situation is different, and we understand that listing on the open market isn't what everyone wants. Our job is to put the real numbers in front of you so you can pick what fits.
If a company tells you that avoiding agents is always the best way to sell, check their website footer. Many of them are licensed too — they just don't lead with it.
How we get paid
When you sell to one of these buyers, our compensation is paid by the buyer or through the transaction, and it's disclosed on each one you receive. You don't write us a check for requesting them, and there's no fee if you decide not to sell.
That answers the real question behind "is this legit": what's in it for them? We're compensated either way, so there's no pressure from our end in either direction.
Who the buyers actually are
National home-buying companies, institutional single-family funds, and vetted local investors who are actively purchasing in Florida and Georgia.
Not every buyer will purchase your home. Each one has its own criteria — the area, the property type, the condition, and what they're looking to add to their portfolio at that moment. Your comparison names each buyer that responded and lays out what that buyer is willing to do, so you can see who's actually interested and on what terms.
When does an estimate become an offer?
What you get back first are preliminary estimates. They're based on your address, public records, and market data, which is what lets us turn them around quickly.
You don't have to pick just one. If two or three look worth pursuing, say so and we'll take them all forward. Before any of them becomes a real offer, that buyer needs to see the condition — which means photos of the home. You can take them yourself or we'll come out and do it. The final number can land above or below the preliminary estimate. Nothing is binding on you or on the buyer until a written purchase agreement is signed.
We tell you this up front, before you see a single number, because a preliminary estimate presented as a firm offer is how people get disappointed.
What we won't do
- We won't pressure you to accept an offer, or create a fake deadline.
- We won't give a buyer your name, phone, or email until you tell us you want to move forward with that buyer.
- We don't sell your information.
- We won't tell you cash is the right answer when the numbers say listing would net you more.
What it costs to find out
Finding out is free. Waiting can cost you time.
Every day is a choice — to take the next step or keep waiting. If you need to sell, knowing your options can help you move forward. We'll send you buyer options at no cost or obligation to accept an offer.
See your options. Decide what works for you.
